A standard pre-purchase home inspection covers everything including exteriors, roof, foundation, interiors, HVAC and plumbing & electrical systems. It’s a comprehensive, non-invasive assessment that makes you fully aware of the condition of the property so that you can make an informed buying decision.
My 20 years of experience has given me the skills and knowledge to assess various touchpoints and help you get to grips with the scale of any issues I might find.
I encourage my clients to attend their home inspection to get first-hand experience and ask questions where clarification is required. I will explain any issues in a jargon-free language to help you understand the defects and cost implications.
A standard inspection takes around 2-4 hours, depending on the size of the property. However, I do not limit myself to a fixed timeframe. I spend as much time as you need to fully understand the home you are buying. No rushing off to the next job.Read More
A home inspection is a small investment as compared to the price of the property that you are planning to buy. Moreover, the inspection can pay for itself by letting you avoid a potential money pit or making you aware of improvements that save costs in the long run.
At the end of the inspection, you will receive a detailed inspection report that will highlight the issues, each assigned a level of severity.
However, not all problems outlined in the report should scare you. I understand that you’ve found a property that you love and if I do find a problem, I will help you understand it, what’s involved in rectifying it and put it in context relative to the cost of the property. Unless of course it’s that bad that you should walk away – but that’s rare!
